Gables living around a new town centre and parks
Gables is being built around neighbourhood life: contemporary homes, local parks, playing fields, schools and a town centre within one planned community.
The suburb is still young. Streets sit beside continuing development, and facilities have arrived in stages. The opening of Stockland Gables town centre in October 2025 added a practical local focus, while established parks, sports grounds and Santa Sophia Catholic College already give residents places to meet, learn and spend time outdoors.
Where is Gables?
Gables is in the northern part of The Hills Shire, between Box Hill and Maraylya. Oakville lies to the west, Annangrove to the east and Nelson to the south-east. Red Gables Road, Fontana Drive, Valletta Drive and Cataract Road are among the suburb’s key local streets, with connections south towards Terry Road, Windsor Road and Rouse Hill.
The suburb was gazetted on 17 July 2020. Much of its land had previously been part of Box Hill, with a smaller northern area formerly in Maraylya. The name reflects the earlier Blue Gables and Red Gables dairy properties associated with the locality.
What is Gables known for?
Gables is known for masterplanned residential development and open space. Homes are arranged around parks, paths and playing fields.
The town centre gives the suburb a recognisable civic and retail heart. Stockland opened the $95 million centre in October 2025, anchored by Woolworths and supported by specialty retail, dining, health and service businesses. The adjoining lake precinct and public spaces continue the community’s central planning theme.
Living in Gables
The town centre covers many routine needs within Gables, including supermarket shopping, food and local services. Rouse Hill Town Centre remains the nearest larger retail and entertainment destination, while Box Hill and surrounding growth areas provide additional neighbourhood businesses.
Paths link residential pockets with parks and community facilities, and the road network continues to mature as adjoining land develops. Residents should check current openings and access routes rather than relying on older estate plans.
Housing and property
Most housing is recent. Detached homes range from compact-lot designs to larger family houses, with both completed properties and house-and-land opportunities represented across the suburb. Terraces and other medium-density forms add choice in selected locations. Halcyon Gables provides a separate over-60s land-lease community within the broader locality.
The 2021 Census recorded 3,339 residents and 1,025 private dwellings, but Gables has expanded considerably since Census night. Current development information is therefore more useful for understanding which precincts, roads and services are complete. Buyers of new homes or land should review contracts, design controls, construction timing, site costs and service connections carefully.
Schools and education
Santa Sophia Catholic College is located on Lakefront Crescent in Gables and provides Catholic education from Kindergarten to Year 12. Gables Public School, at 1 Pennant Way, is scheduled to open in 2027.
The NSW Government has published transitional public-school arrangements for 2026 and 2027 while permanent facilities are delivered across the Box Hill intake area. These arrangements change again from 2028. Families should confirm the current guarantee, intake area, opening schedule and transport directly with the NSW Department of Education before enrolling or purchasing.
Parks, sport and recreation
Gables Central Playing Fields at the corner of Cataract and Red Gables roads is a major local recreation complex. It includes synthetic hockey fields, tennis courts, a skate park, dog park, rock-climbing and play elements, amenities and supporting open space. Council also lists the location as an off-leash dog park and bookable tennis venue.
Stargazing Park provides a space-themed playground, while Slidey Park on Ironstone Parkway in neighbouring Box Hill is another nearby family destination. Smaller neighbourhood parks, paths and the developing lake precinct create options for walking and informal recreation across Gables.
Transport and accessibility
Bus route 643 travels between Gables and Rouse Hill via Box Hill. Route 740 also connects Gables with Rouse Hill. At Rouse Hill Station, passengers can transfer to Sydney Metro services towards Norwest, Chatswood, the city and Bankstown.
There is no rail or Metro station within Gables. Most road trips begin through local links towards Terry Road and Windsor Road, or west towards surrounding Hawkesbury localities. Service patterns and road access can change as development progresses, so Transport for NSW and Council updates should be checked for a particular address.
Property considerations
For vacant land, review the registered plan, dimensions, easements, fill, retaining requirements, geotechnical advice, design guidelines and likely site costs before committing to a house design. For completed homes, confirm occupation certification, warranties, approved plans and landscaping or fencing obligations.
Council’s mapping can identify zoning, lot-size standards, drainage, bushfire-prone land and other controls. Buyers near planned roads, schools, commercial areas or future development should inspect approved plans and likely staging. Community title, strata or land-lease documents require separate legal review where applicable.
Who may Gables suit?
Gables may suit buyers who prefer recent homes, planned parks and the convenience of a new town centre. Families may appreciate the combination of local education and recreation, while downsizers and over-60s buyers have options beyond conventional detached housing. It could also appeal to people comfortable with a suburb that is still moving through its final stages of development.

Why we love Gables
Gables now has many of the pieces that turn a new estate into a functioning suburb: local shopping, education, sport, playgrounds and gathering spaces. Its modern homes and planned landscape feel cohesive, while the new town centre gives residents a practical destination of their own. The suburb will continue to change, but its everyday character is already taking shape.
